What does commercial fire alarm work involve?

Commercial fire alarm work usually involves a site survey, a written design, installation and commissioning, handover documents, and ongoing servicing under a maintenance contract. The sections below explain what that means in practice.

In England and Wales, the Regulatory Reform (Fire Safety) Order 2005 makes the responsible person for a non-domestic building provide a suitable way to detect fire and warn people. Scotland and Northern Ireland have their own fire safety laws. The fire risk assessment sets what the system must do.

BS 5839-1 is the code of practice most installers, insurers and fire officers work to. The 2025 edition came into effect on 30 April 2025. It groups systems into categories: L1 to L5 for life protection, P1 and P2 for property, and M for manual call points only.

Small sites often use a conventional panel that reports by zone. Larger buildings use addressable systems that show the exact device in alarm. Wireless systems suit listed buildings and occupied sites where new cabling would be disruptive.

The work runs from design and installation to commissioning and handover, then maintenance. Many companies also link panels to an alarm receiving centre for 24-hour monitoring.

How do I choose a reliable fire alarm company?

To choose a reliable fire alarm company, check certification, modules, category and paperwork before you sign, using the questions below.

  • Certification: is the company on the BAFE SP203-1 register, through NSI, SSAIB or another accredited body?
  • Modules: a company may hold maintenance but not design. Check its certificate covers the work you need.
  • Category: does the quote state the BS 5839-1 category and link it to your fire risk assessment?
  • Paperwork: will you get design, installation, commissioning and handover certificates, a logbook and a zone plan?
  • Existing panels: can they service your panel make, and what is their fault response time?
  • Unwanted alarms: how will they reduce false alarms, and does your fire and rescue service attend automatic alarms?

Common questions about commercial fire alarm companies

Is a fire alarm a legal requirement for a business?

The responsible person must provide suitable fire detection and warning, based on the fire risk assessment. In England and Wales that duty comes from the Regulatory Reform (Fire Safety) Order 2005. A very small site may only need manual call points, while most premises need automatic detection.

How much does a commercial fire alarm cost?

A small conventional system usually costs £1,500 to £4,000 plus VAT. Addressable systems with 50 or more devices typically run £4,000 to £10,000, and large networked systems can pass £30,000. The category, number of devices and cabling routes drive the price.

What changed in BS 5839-1:2025?

The 2025 edition replaced BS 5839-1:2017 on 30 April 2025. It adds a section on extensions and modifications, simplifies where manual call points go and treats some variations from the standard as unacceptable. It also puts more weight on the competence of designers, installers and maintainers.

How often does a commercial fire alarm need servicing?

BS 5839-1 recommends inspection and servicing by a competent person at intervals of no more than six months. The user should also test a different manual call point each week and record it in the logbook. Insurers and fire officers will ask for these records.

What is BAFE SP203-1?

SP203-1 is the BAFE scheme for fire detection and alarm systems. Companies are certified by an accredited body, such as NSI or SSAIB, for the modules they carry out: design, installation, commissioning and handover, and maintenance. The BAFE register shows which modules each company holds.
